The Board is consulting with professional pavement engineers to develop a long-term pavement management plan for private streets.

Association management and Executive Committee of the Board of Directors has begun working with GMU Geotechnical to develop a long-term Pavement Management Plan for the Association’s private streets.  Ultimately, GMU will provide Lake Forest II with a comprehensive analysis of over 100 sections of street, a section-by-section repair and maintenance plan of action,  and an annual budget for the work.  GMU has completed the initial analysis and has ranked the sections by PCI.  Developed by the Army Corp of Engineers, Pavement Condition Index (PCI) is a numerical index between 0 and 100, which is used to indicate the general condition of a pavement section.  A PCI of 80-100 reflects streets in very good to excellent condition, a PCI of 70-79 is classified as good, and a PCI of 60-69 means the streets are in fair condition.  The good news is Association streets are in good shape overall, with only three sections in the Association currently at or below a PCI of 70 and five categorized as “fair”.  GMU is developing a scope of work for the next steps; including a proposal for coring around 30 locations to determine soil conditions and pavement history and the development of a 10-year repair and maintenance plan for integration into the tract budgets.  The tracts are well-funded for this repair work and this plan will assist the Budget & Finance Committee and Board in assessing the current funding levels going into the budget process.
